How offers work, start to finish.
1. Schedule And Attend A Viewing (Recommended)
It is important to see the property you are interested in before you make an offer, so you can make an informed decision.
2. Place An Offer
Go to your Dashboard and submit an offer on a space, alongside your desired move-in date and lease term.
Note that we require a $300 deposit for us to consider your offer to be in good faith — that is, you have full intent to rent it, if accepted. If it is accepted, the $300 goes towards your closing total. If your offer gets declined, or you revoke your offer before it is accepted, your deposit is refunded fully. If your offer is accepted and you then change your mind, you will forfeit your $300 deposit.
You can place offers on any number of properties with one deposit. If more than one of your offers is accepted, you choose between the properties that accepted you.
3. Wait For The Host To Respond
Submitting your offer starts the deal process. Hosts have 24 hours to evaluate offers, and they can accept, decline, or submit a counter-offer. This continues until an agreement (or a disagreement) is reached, with either party having 24 hours to respond.
4. Acceptance & Move-In
Once an agreement has been reached, go to your Dashboard and complete the steps to move in. If you have any questions, open the chat tab — it reaches a person without an account.
Do I Need An Account To Look Around?
No. Search, prices, photos, spaces and terms are all public. You only need an account to message a host, book a viewing or make an offer — that is what keeps fake listings and scammers away from real people.

So hosts only ever hear from real people. It is the one step we will not skip, and it is why hosts here actually reply.
